Your vision. Beautifully crafted.
Built to last.

New homes, dual occupancies, outdoor rooms and remedial work, managed from the first site visit to the keys.

We take a project from the first site visit through design, approvals and pricing to a finished building. New homes, outdoor rooms and repairs are planned in stages, managed on site from start to handover, and built with the architects and designers you already work with.

    How a project runs

    Five stages,
    no surprises

Every job follows the same order, so you always know what has been decided, what it costs and what happens next.

    1. Stage 01

      Site and brief

We visit, photograph and measure what is there, and write down what you want the building to do.

    2. Stage 02

      Design

Concept drawings and a 3D model, so you can walk through the room before anything is ordered.

    3. Stage 03

      Approvals

Complying development or a development application, with the reports and plans your certifier or council needs.

    4. Stage 04

      Price and build

A written scope and price, then a managed site with the certifier's inspections booked at every critical stage.

    5. Stage 05

      Handover

Final inspection, certificates and a clean site, ready to use.

    Building in Sydney

    What happens,
    in order

The approvals, insurance and inspections behind a new home or extension in New South Wales, the same steps our Rydalmere build is following.

    01

    Approval

Work that meets the State's complying development standards can be approved with a complying development certificate from a registered certifier or council. Everything else goes to council as a development application. Rydalmere was approved as complying development under the Low Rise Housing Diversity Code.

    02

    Insurance first

In New South Wales, home building compensation cover is required for residential building work over $20,000. It has to be in place before a deposit is taken or work starts.

    03

    Services and ground

Before any excavation, every underground network is located through Before You Dig Australia, and the geotechnical report classifies the site so the engineer can design the footings.

    04

    Critical stage inspections

For a new house, the principal certifier inspects the work at set points. Work stops at each one until it is passed.

    1. After excavation, before any footings are placed
    2. Before any reinforced concrete is poured
    3. Before the framework of floors, walls and roof is covered
    4. Before waterproofing in wet areas is covered
    5. Before stormwater connections are covered
    6. When the work is finished, before the occupation certificate

    05

    Occupation

The final inspection leads to the occupation certificate. Nobody moves in before it is issued, and that is when we hand over the keys.
